So, how does this work?
Step 1. Meet & Greet and Assessment!
This is where we meet in person and do a walk through of your property! We go over what is going to be done in great detail and answer any questions you may have! At this point, you will get a clear picture of the work that is going to be done which is what we call in the industry "scope of work"
We will also go over your ARV (After Repair Value) and rental comps so you have a better idea of what to expect if you choose to sell or rent!
Step 2. Agreement, Deposit and Timeline!
Upon agreement on the work to be done, the price and deposit received, we start work and notify you every two days with detailed updates and images! This will give you confidence that your property is on the right track to have a beautiful finish and a clear picture of where we are in the process which eliminates guessing games!
Step 3. Mid-Point Check Up!
Half way through, we will either meet at the property once again to have another walk through or a video of the process sent to you if you're not able to meet! Mid-Point check ups are essential because this is the time to;
A) get ready for your beautifully finished property and,
B) let us know if there are any minor changes or additions you'd like to make before it's all wrapped up!
Step 4. Almost Finished... Time To Plan!
We are about ready to wrap things up! If you plan on selling or renting with us, we can now schedule professional photography, virtual staging (both of which are included) and have a clear strategy to handle the sale or leasing of your now completely renovated property!
Step 5. Delivery & Time to Be Proud!
Congratulations, You Now Have a Completely Renovated Beautiful Property! It is time to be Proud and even celebrate! This is when we do a final walk through and have some fun! Shortly after our final walk through, we have our photographer come in and take amazing pictures of it and garnish these beautiful images with virtual staging, which is also included! We'll handle the rest!
Step 6. Listing For Sale or Rent! (if applicable)
We will pull rental or sales comps for comparison and go over these numbers with you, have a solid strategy for selling or leasing, handle the foot traffic and paperwork, screen potential tenants and help guide how to move forward keeping your best interest in mind!
Payment Schedule:
We use the 50-25-25 payment schedule!
50% on Step 1
25% on Step 3 and,
25% on Step 5, when it's all done!
